London Rental Competition Hits Five-Year High as Supply Falls
New rental listings in prime London have fallen 10% below the five-year average, with up to 8.7 applicants per property in outer London—the tightest market in five years—driving intensified competition for tenants.
As of early September 2026, London's rental market has tightened sharply. According to Property Industry Eye data from 7 September, new rental listings across prime central and prime outer London in the three months to August fell 10% below the five-year average. The impact is particularly acute in outer London, where competition reached its highest level on record: approximately 8.7 prospective tenants for every available rental property in August, compared to 5.2 per property in prime central London.
Completed lettings across London also declined, dropping 8% from the same period a year earlier. Supply constraints are clearly the dominant pressure—new rental supply fell by the same 8% figure.
What This Means for Renters and Expats
If you're searching for a rental home in or around London, expect longer search times, higher competition from other applicants, and less room to negotiate rent or terms. Properties are likely to let quickly, and landlords can be more selective. Those relocating to London for work should start the hunt early and have documentation in order (proof of income, references, tenancy deposit insurance). International applicants may face additional right-to-rent immigration checks and may need to provide a UK guarantor.
