Landlord Database Opens December 15: £65 Per Property, Registration Deadlines by Region
England's new mandatory Private Rented Sector Database launches on 15 December 2026, requiring all private landlords to register themselves and their properties. The system rolls out region-by-region, starting with the West Midlands; landlords who fail to register face fines up to £40,000 and loss of possession rights.
On 9 September 2026, the UK Government confirmed that the new Private Rented Sector (PRS) Database will open for registration on 15 December 2026 as part of the Renters' Rights Act 2025. This is a major milestone in the largest reform of private rental housing in decades.
Key Registration Details
- Registration will open on 15 December 2026, with different deadlines for each region to register by
- The West Midlands will be the first area, where landlords must register by 14 March 2027
- It costs £65 per property per year, and the fee must be renewed annually
- Landlords must provide key compliance information, including gas safety, electrical safety, energy performance details, and tenancy deposit compliance
Penalties for failure to register include fines of up to £40,000, rent repayment orders, or being barred from gaining possession of the property. Landlords of properties let under assured or regulated tenancies are required to register. All Assured Shorthold Tenancies automatically converted to periodic tenancies on 1 May 2026 and are now covered by this requirement.
The system will be introduced region by region over a 12-month period, so registration deadlines vary by location. If you are renting in England as a foreign resident or expat, check your property's location to understand when your landlord must register—registration failures could affect your security of tenure and ability to challenge disputes.
