The US multifamily rental market is experiencing accelerating growth, with national multifamily rent growth reaching 2.2% in August 2026, with market breadth continuing to expand. Annual multifamily rent growth has accelerated for a fifth consecutive month, while nearly three-quarters of US metros posted monthly rent gains.
Rent Momentum Strengthens Across Metro Areas
National rents increased 2.2% year-over-year in August, up from 1.9% in July and 1.5% in June. Short-term momentum remained strong, with annualized month-over-month rent growth registering 4.2% in August, easing slightly from 4.4% in July but remaining near its strongest pace since early 2023.
For foreigners and expats relocating to the United States, this means rent increases are likely continuing across major metros. If you're planning to rent an apartment, locking in rates soon may protect you from further price increases. Markets showing weakness earlier in 2026 are now posting positive momentum, so competitive bidding is returning—especially for multi-bedroom units in high-demand cities.
